We find, optimise and launch your Balearic Islands villa — you keep the profit.
We do the hard part — finding, optimising, and launching your Mallorca villa. Once it's live and earning, you take it from there.
No projections. No best-case scenarios. These are reported annual figures from our live portfolio.
My name is Enrico. I grew up in Germany — and like most people there, I followed the script. Until I didn't. I rented a small flat for €670 a month and listed it on Airbnb at €125 a night. Within weeks my calendar was full. No professional photos. No ads. Just a well-managed property in the right place — earning me €3,500–€4,000 that first month.
I reinvested every euro. Just before COVID-19, I signed my first luxury villa in Ibiza. By 2023 I was running four villas across Ibiza and Mallorca and generated €319,000 in one summer.
Seravillas exists because clients kept asking me to replicate the same model for them. Now I do — from sourcing the villa to handling every guest, so they never have to.
One complete package — from finding and optimising your villa to handing you over a fully operational business, ready to earn from day one.

The same questions come up before every call. Here are the honest answers.
Yes — with the right structure. Mallorca has strict short-term rental regulations, which is actually your competitive advantage. Because most people give up navigating the rules, there are far fewer listings than demand. We only work with properties that already hold a valid tourist licence (ETV), so you're fully compliant from day one. This is one of the first things we verify before recommending any villa.
Not at all. Most of our clients live in Germany, Switzerland, or Austria and have never spent a full week in Mallorca. We handle everything on the ground — guest check-ins, cleaning coordination, maintenance, and local emergencies. Your job is to review the monthly report and collect your share of the revenue. Many clients go months without a single operational message from us.
Mallorca has more demand than available listings — that's your advantage. Peak season earnings (June–September) are strong enough to cover your rent for the entire year. You could leave the villa empty for the other 5 months and still come out ahead. Most of our clients don't — they either rent it out monthly in low season for extra income, or simply enjoy it themselves.
The honest range is €20,000–€40,000 depending on the villa. This covers the security deposit (typically 1–2 months rent), the first month's rent, property fit-out, real estate agent fee, photography, and a working capital buffer for the first 60 days. You do not need to buy anything. No mortgage, no bank financing, no property ownership involved.
Buying a villa in Mallorca starts at €800,000 — and that's before renovation, furnishing, and transfer taxes. You'd need €160,000–€200,000 in cash just for the down payment, and years before you see a return. With arbitrage, you enter the same market, access the same guests, and generate comparable revenue for 3–5% of the capital. And if your circumstances change, you can exit — you're not locked into a €1M asset. The flexibility is the entire point.
Our clients are profitable in their first year of operation — without exception. Most see their first payout within 30–45 days of going live. The clients in the video testimonials reached €54,000–€90,000 within their first two months of peak season.
